| Did you know that when you call the number on a listing sign or ad or visit a new construction community, that the agent you speak with is working on behalf of the seller or builder, not you? If you would like: - A Realtor® who is duty-bound to help you find the home of your choice,
- who is a skilled negotiator who will help you pay the lowest possible price,
- who will work on your behalf to get the seller to pay for repairs and closing costs,
- an agent you can trust to always be on your side and is duty-bound to keep your discussions confidential, and look out for your best interests,
| In NC, every Realtor represents the Seller until Buyers Agency is discussed. This is a CAVEAT EMPTOR state. That means if you are a Buyer and you are talking to a Realtor and they have not told you that they represent the seller and you are telling them all sorts of private information about yourself and then you don’t use them to buy a home, they can tell the seller of that home everything you just shared with them since they didn’t represent you!! Don’t get yourself into that pickle. It is very smart to have your own representation when buying a home. How does the Realtor get paid? The Realtor gets paid a commission (a percentage of the sales price) at the time of closing. When a Realtor is working with a buyer as their representative, the Multiple Listing Service (MLS) sheet will show exactly what the Buyers agent is being paid on the deal. Your Buyers Agent should be explaining to you how they are paid up front since there is never anything to hide. |
